Message from the Board – Joe Watts, President

The office renovation is complete and the CSPOA staff has moved into their new quarters. The remodeling and upgrades are fantastic. Kelly Wilson, our board member who oversaw and participated in the remodel, made tremendous improvements to our office. The clubhouse has been thoroughly cleaned and organized with a few new improvements too. Come visit and see the new look!

Joanne Bendy, president of the garden club, has graciously agreed to have the garden club design a plan to upgrade our entryways. Over the last year, many of our shrubs have died due to various reasons and most have been removed. The current flowers will remain throughout the summer and in the fall new shrubs will be added.

Our ACC works diligently to keep our neighborhood uniform and attractive, which enhances our real estate values. The ACC volunteers donate countless hours for the betterment of our neighborhood. The Board’s goal, in conjunction with the ACC, is to ensure compliance of our rules and regulations. The rules and regulations are allowed by the Declaration of Restrictions. The Board studies, reviews and adopts the rules and regulations in open meetings seeking guidance from our members. If you receive a letter stating a violation, there is a simple solution. Call or email Joe Martere at the office and ask how to comply with the rules and regulations-IT’S THAT SIMPLE. If the ACC and the Board cannot resolve the violation with the property owner, then our last recourse is through fines to the property owner. We treat every property owner the same; the same process, and the same fines.

Finally, I hope each property owner is proud of our neighborhood and commons areas. The office is updated, the pool has been upgraded several times, the tennis courts have been resurfaced and the pavilion was constructed for the benefit of our property owners. We encourage you to enjoy these facilities this summer!

TENANTS/RENTALS

 

For the purpose of these Rules and Regulations, a tenant shall be defined as anyone in possession of a Property Owner’s home in exchange for any sort of consideration.

 

1. Tenants, unless Property Owners, are not members of Carolina Shores POA; however, they are subject to the Deed of Restrictions, the By-laws, the Rules and Regulations, and Policies that govern Carolina Shores POA and its common areas.

 

2. A residence may not be leased or rented for a term less than six (6) months.

 

3. A room or rooms in a residence may not be rented for any length of time, nor can any part of the property be used as an Airbnb or similar rental service at any time.

 

4. Prior to occupancy, it shall be the responsibility of the Property Owner to ensure that a Tenant’s Information Sheet is completed and furnished to the Carolina Shores POA. The Tenant Information Sheet is available at the Carolina Shores POA Office.

 

5. The Property Owner is responsible for the actions of his/her tenant(s) and tenant’s guests and will be held financially liable for any damage to CSPOA common facilities, equipment or common areas. The Property Owner will also be held liable, financially or otherwise, for any violations of the DOR, the Bylaws or the Rules & Regulations by his/her tenant(s) and/or tenant’s guests.

House Swapping:

 

The three (3) main types of home exchange are as follows:

a)       You can stay in your exchange-partners home while they stay in yours (a Simultaneous Exchange)

b)      You can stay as a guest in a home-swappers second home or vacation home (a Non-Simultaneous Exchange)

c)       You can stay as a guest in a swappers abode while they are also in the house (a Hospitality Exchange)

 

House swapping as defined above shall be limited to one (1), two (2) week exchange per calendar year.

Office Renovation News – Kelly Wilson

 

Office renovations were completed June 14 and the office opened up to business as usual on Monday morning with new surroundings. The new office area is open and inviting to all visitors, weather it’s just for information, making inquiries or filling out paperwork. All are welcome. The entrance on the side is now open for the office and after you walk in you will see the lobby area on the right, housing the copy machine, a table and chair for your convenience, ACC forms, and the office counter.

 

The clubhouse and library will be open on Friday morning, June 28, for business as usual for all clubs and members. We completed a deep cleaning with a fresh coat of paint and touch up from the office area through to the bathrooms. Folding chairs and tables are now housed in the rear storage area of the clubhouse for use within the clubhouse and available to our members to sign out for personal functions. Please see the office personnel to sign out. The front storage area has been supplied with shelves for clubs to use as storage and keep their belongings inside the clubhouse. We ask that the proper tubs/bins be used to store items and that they fit on the shelf. Any items too large for the shelf area must be removed. Items inside the cabinet area are for POA items only.

 

We want to thank everyone for their cooperation and working with us as we went through this transformation and hope everyone has a chance to enjoy.

With the end of another school year and the wide variety of out of state license plates, we again welcome all our members to another Carolina Shores summer. Hot days mean a trip to the beach with visiting family and friends or a relaxing afternoon at the pool. We wish all our members another safe and enjoyable summer weather traveling or just staying local.

 

The Carolina Shores POA recreation area is the ideal place to enjoy your day, weather your having a birthday, graduation celebration, family reunion or just a family fun picnic under the pavilion before heading over to the pool. Tennis, pickle ball and bocce ball are also available for all to enjoy, or just staying cool in the pool is always welcome.

 

We ask all members visiting any of our amenities to please follow all rules for your safety. At the pool please make sure you have the proper swimwear for children including vests (no inflatable water wings are allowed in the pool). Drink plenty of beverages to stay hydrated and food is allowed in the pool area and you must clean up after yourself to continue this privilege. Please return umbrellas back to the down position when leaving the pool. Again, thank you and welcome to summer.

                                                                                   

 

ACC Corner – Joe Martere, ACC Chairperson

 

The ACC guidelines for the placement of sheds have been revised for those lots at the end of a cul-de-sac such as Topsail Court and Canal Way Court. This will be approved on a case by case basis. Please remember to apply for approval prior to installing or construction of any outbuilding.

 

We are in the process of getting some unimproved lots cleared and bush hogged. The ACC has a three (3)-year occurrence schedule for these lots and are working through the list in segments. Not all lots are being required to be cleaned this year. Those owners whose lots were determined to be done in 2019 have been notified, and the ACC is overseeing their compliance.

 

Reminder: ANY work done on the exterior of you home requires prior approval from the Association through the ACC. This includes:

·         the cutting of any tree over six (6) inches in diameter.

·         placement of contractors’ signs on owner’s property while having work done. This is allowed ONLY after you receive a permit from the ACC. Please stop by and get one if your contractor wishes to place his sign at the time work is being done. It must be removed within 24 hours of completion of the work

·         painting of house or replacing roof shingles, even if you are using the same color.

Water aerobics - 1Water Aerobics is every Monday, Wednesday and Friday. There is a second water aerobics group that will meet every Tuesday, Thursday and Saturday. Both groups will be from 9:00 a.m. to 10:00 a.m. throughout the summer. Bring your weights, noodles, water, sun lotion, and a onetime fee of $5.00. Come on down to the pool and join the fun with friends. It’s time to shape up by starting your mornings off with stretching, moving and grooving to the oldies.

Open tennis is alive and well and starts every Monday, Wednesday and Friday at 8:30 a.m. If you are new to tennis, just show up and you will get to play. If you are a more advanced tennis player, we will try to hook you up with other players of the same skill level.

 

Should tennis not be your thing, we do have four pickle ball courts for your use. Hope to see you out there.

Knit ‘n Natter – Diana Mardall

 

Did you know Carolina Shores has an evening knitting/crocheting/needlework group? We meet every other Monday at 6:30 p.m. in the POA Library. If you knit, crochet or do other needlework, stop by and join us. We’d love to see new faces.

The group meets and shares patterns and expertise. We work on a variety of projects including sweaters, cardigans, afghans, shawls, cross stitch, arm knitting (that was a blast!), etc. Usually we even have dessert!

Our meetings in July will be on the 8th and 22nd  at 6.30 p.m.

Book Discussion Group – Susie Riggs  

 

stack of books isolated on white backgroundOur Book Discussion Group meeting took place outdoors under the new Carolina Shores pavilion on Friday, June 21. We enjoyed the fresh air and beautiful weather as we talked about the books we had read. Our two selections for the month were Port Chicago 50 by Steve Sheinkin and Friends and Enemies by Kate Alexander. While both books were set during World War II, their stories were very different. Port Chicago 50 is the true story about a group of African American sailors who were court-martialed and convicted of mutiny when they refused to continue loading ammunition after experiencing a terrifying explosion that killed 300 people and destroyed the entire port where they were stationed in California. Most of our group were not aware of this event before they read the book and were saddened and shocked to learn about this tragedy. Friends and Enemies is the story of a love affair between a young English woman and a German Pilot who are forced to put patriotism above passion after the war breaks out and they must fight for opposing sides.

Our next meeting will be held in the POA clubhouse on Friday, July 19, at 10:00 a.m. We’ll be discussing In the Midst of Winter by Isabel Allende. If you’d like to escape the North Carolina July heat by reading a story that takes place in Brooklyn during a freezing winter snowstorm, read the book and come join us for the discussion!

If you want to be a part of this team or if you no longer want to be on the list, please let me know. When a call for help comes to me, I reach out to the members on NextDoor. I don't get very many calls for help, but people are so very grateful for the assistance they get! It really doesn't take much to volunteer. An occasional ride, help with a small chore at home, a temporary need for dog walking, etc. is usually what is needed.
